You may love the look of a house you inspect, but does it suit your needs and your lifestyle?
Size is one of the most important considerations. You need space to fit all your belongings in, and if you plan to start a family you will need extra room to “grow” into. But, it's no good buying a huge house that you can’t afford to furnish, or with rooms that you will never use.
So what do you need?
- How many bedrooms?
- Do you want a formal dining area, or do you prefer a big informal family area?
- Do you need an office or study?
- Do you want a separate area for the kids to play, or for you to retreat to?
- Should it be single storey or double storey?
- What style of home do you prefer (modern, colonial, brick, weatherboard, terraced)?
- What are your requirements for heating/air conditioning?
- Do you want a big garden? How much upkeep will it require?
Is privacy important?
- Do you want a pool, or outside entertaining area?
- Do you need a lock-up garage? Should it have a work-area?
Are you prepared to renovate? Many people who enjoy renovating see this as a method to trade up to a better house. They may start with a run-down property in a modest location, do it up, and then sell at a profit so they can buy another run-down property in a better location and repeat the process.
You may not be able to find a house with everything that you want, and renovating may enable you to change this. It is a good idea to consult a builder to ensure what you want to do is feasible, and it is important that you make a realistic appraisal of how big a job it is, and the time you can commit to it. Relationships can get very strained if you have no kitchen sink for two months!
