Insure the property you are buying
You need to check the law in your state regarding responsibility for insuring the property. In most states the property becomes your risk on settlement, but in Queensland for example, the property becomes the buyer’s risk from 5:00pm on the first business day after the Contract Date. Contents insurance will need to be transferred on the day you move. Apply for finance early in the buying process
This ensures you know how much you can afford, and eliminates the risk of any last minute panic to meet the finance clause deadline.
